Water can travel along roof decking or framing well before it shows up on a ceiling, so the visible stain isn’t always directly below the entry point. Our leak repair process starts by tracing the moisture and examining the skylight alongside the surrounding roofing materials.
Our repair process focuses on the actual source:
- Inspect the assembly: We examine the glazing, frame, seals, flashing, and nearby roof surface for visible failure or storm damage.
- Trace the intrusion: We assess where water is entering and how it may be moving through the roof system.
- Recommend the correction: When appropriate, we target failed flashing or seals rather than replacing a skylight that still has serviceable life.
Re-flashing means removing and replacing the metal components around the skylight perimeter to restore a watertight connection between the unit and the roof. If broken glazing or a failed insulated seal makes a patch unsuitable, we can explain why replacement is the better path forward.
